ABOUT HOWARD J. SIMS

Howard J. Sims has over thirty two years of experience in commercial real estate sales, leasing, construction management and property management. Howard is a graduate of the University of Houston with a BBA in Finance and holds a Texas Real Estate Brokerage license. He has obtained the Certified Property Manager’s designation (Institute of Real Estate Management) and the Real Property Administrator’s designation (Building Owners and Manager Institute). Howard served as President of the Houston Chapter of the Institute of Real Estate Management in 1996 and on the Board of Directors of the Houston Building Owners and Managers Association in 1993, 1994 and 1995.

Howard has negotiated multiple commercial real estate sales and lease transactions valued in excess of $ 100 million and provided consulting, property management and construction management for over 11.5 million square feet of office, retail, medical office and industrial space in the Greater Houston area.

Howard J. Sims is a commercial real estate professional with extensive experience in providing real estate services to privately held, public and non-profit entities. His skills include both Landlord and Tenant Broker representation as well as consulting for commercial real estate projects.

BROKERAGE

  • Landlord Sale or Lease Representation
    • Design and placement of signage marketing the property for sale or lease.
    • Meeting, negotiating and qualifying potential lease or sale prospects for the property.
    • Placement of property details for sale or lease in commercial real estate listing services.
    • Development of cost effective marketing material to sell or lease a property.
    • Provide routine and consistent market surveys to maximize marketing strategy.  
    • Negotiate renewals of existing tenant base.
  • Tenant or Buyer Representation
    • Develop needs criteria including location, size layout and economics.
    • Research market using commercial data base, professional network, internal data library, and drive by surveys.
    • Provide client with qualifying alternatives and assist to narrow selections.
    • Tour selected properties.
    • Prepare and present detailed request for sale or lease proposals to qualifying alternatives.
    • Financial analysis of qualifying sale or lease proposals including the negotiation of market terms.
    • Sale or Lease contract review for the inclusion of competitive market business terms.
    • Attend space plan or pre construction meeting to assist Buyer or Tenant.
    • Assist in selection of the title company.
    • Assist in the execution of the lease document or the closing of a commercial property at the at title company.   

CONSULTING

  • Financial analysis of income producing property including lease abstracts, income and expenses.
  • Construction supervision.
  • Corporate research and site evaluation for special projects including out of state assignments.
  • Fair market real estate or lease evaluations for non-profit entities.

  • Certain projects may require a team of expert commercial real estate professionals to implement and obtain the objective of a client. Howard J. Sims has an alliance with commercial real estate partners to assemble a team specific to the client requirement.   

OUR CLIENTS INCLUDE…

Provided fair market opinion of value letters for Stark law compliance and worked directly with the Director of Real Estate analyzing and making recommendation to improve internal operating systems and processes with the third party management and leasing companies. The portfolio included approximately 4.9 million square feet of medical office buildings and retail sites throughout the greater Houston area.

As a subcontract broker through United Systems Integrators negotiated office leases and successfully marketed the sale of a crane served building with land in Northwest Houston.  

For Countrywide Mortgage prior to being absorbed by Bank of America negotiated office and retail leases throughout the greater Houston Area.

As a subcontract broker through United Systems Integrators negotiated office leases and successfully marketed the sale of a crane served building with land in Northwest Houston.

Represented the Landlord to market for lease a 280,000 square foot office showroom project. At contract commencement the project was 70% and within the contract period we increased the occupancy to 92% resulting in a successful sale for the owners.

Successfully marketed and leased sublease space in the northwest Houston submarket.
